Once we identify a possible site, we determine whether it is priced at a level that allows development to be competed, lots sold and profit made. We evaluate the worth of the property to ensure profitable development. We are transparent and deliberate in our assessments—some land is burdened with non-developable aspects, such as wetlands, bad soils, future traffic, flooding concerns, etc. Through the extensive due diligence process, surveys, engineering, and wetlands studies are completed. This process reveals how many lots we can design. All of these variables go into the formula of determining if it is priced correctly and if we feel comfortable making an offer.

Because this process can take 4-6 months, it is integral to work with professionals who can foresee and navigate any pitfalls that may present themselves. During the design and approval process, our collaboration with local general contractors ensures our ability to obtain competitive bids from engineers and other service providers.
